Our House Might be 140 Years Old!

The builder who is building the walls under our house reckons that our house could be as old as 140 years, built around the 1870s. I had started to pursue the age of my house a bit more last week while looking around the Townsville City Council Web-Site.

As I stated in the previous article after looking at the City Council site a bit I started to think that maybe our house was a bit older than the original 1930s estimate that a previous builder had estimated. Our current builder based his estimates on the structure of the original joists and floor boards. Considering our luck with the previous builder, I would probably put a lot more weight on this new builders estimate.

This builder also thinks that the house was originally a Minors Cottage from Charters Towers that was moved to Townsville around the turn of the 20th century.

How Old is my House?

For a long time I have assumed that our house is from the 1930’s. I have thought this because one builder told us that is when he thought it was from.

I was looking around the Townsville City Council web-site to try to find specifications and examples of deck roofs and I came across a page about “Tracing the History of Your Townsville House“.

That would make our house at a lot older than we thought, and closer to the age of our neighbour’s house, who said their house was from about that era.

To complicate things even more a lot of houses during that era were transported from the mining towns, like Charters Towers, to Townsville. Someone else had told us that it looked like our house had been transported from Charters Towers, but at the moment I don’t really know…

Construction Has Begun!

Given our previous experience with builders here in Townsville (the first people we were talking too apparently might be going to jail for fraud and the second guy took almost a year to finish our front stairs) we were pleasantly surprised when our new builder was here with his crew at 7:00 this morning to go over the job with them.

External Wall Framing - BackThere were a few very minor changes that I talked to him about, moving some side windows 15cm over, air conditioner installation, door types and hallway width, but it has already begun well.

The builders crew has started to really fly through the external framing. They have already completed eight of the panels needed for the front, back and left side External Wall Framing - Front(because of the steel posts the walls are built in panels, and then inserted between the steel posts).

The builder has told us that he should only take two and a half weeks to do the entire thing to lockup. The only think that might delay that time frame is if the windows come in late.

You can see how the external timber framing needs to fit between the steel stumps pretty well in the photo below. The panel on the right is already up, and the other two are sitting on the ground waiting to go up tomorrow.

There is Chalk Marks on our Concrete Slab!

And I am excited!

Construction should finally start tomorrow on the framing under our house. The chalk marks are for the frames that should be completed by the end of this week, not from my extremely creative son this time.

Over the following two weeks they will be adding the exterior cladding and basic plumbing and electrical. We are going to try to get all the electrical wires run, and all the pipes run for the plumbing, but because we are not sheeting inside at the moment we won’t be able to finish anything off at this point.

I took a photo of some of the chalk marks to include in this post, but I can’t find my card reader or the cable for my camera right now. So the photos will have to wait…
